When Selling your Home, prospective buyers aren’t the only ones walking through your door to view your home. Sometimes vendors, unqualified buyers, or aggressive agents pop in with an unwanted agenda. As with any business transaction, there is an expected protocol to how sellers, buyers and their respective agents interact. Should you find yourself in a sticky situation, alert your agent so he or she can address and remedy the problem. That is their job, not yours.

The Unqualified Buyer
When a home is properly marketed it can generate a significant amount of traffic. You will find that many of these interested parties will not be qualified to purchase your home. In order to save yourself time and awkward moments with pop-in visitors, you should cordially guide the interested parties to your Realtor and inform them that your Realtor is their contact schedule tours of the home and answer any questions that they have. The main reason to employ this course of action is simple, yet widely unknown. By you, the seller, attempting to handle these inquiries yourself, you risk disclosing information that may decrease the amount of leverage you have when negotiating a contract in the future.
The outside agent
When your agent puts your house on the market, he/she should direct all interest to their own contact information. However, be warned that not all agents are as ethical as REexperts. You may encounter an agent contacting you directly to steal you as a client. This is one of the most unethical practices in Real Estate and the outside agent is well aware of the standards they are violating. This is a direct indication that the agent is not trustworthy. Inform your agent immediately if you encounter any outside solicitation from another agent.
The unscrupulous vendor
As you become involved with economics in various ways throughout life, you may suddenly find a mailbox, voice mail, and email account full of junk! Unfortunately, this also can happen when you put your house on the market. Selling your home puts you in the cross hairs of unethical vendors who know that you will need certain services to properly market your home. MLS organizations enforce rules on how your information can be accessed and used. Unfortunately, some vendors have found ways to manipulate these rules for their own mass mailing campaigns. Once again, it is the job of your agent to protect you from these inevitabilities. Report any unwanted solicitation to your agent and they will launch an investigation into the issue and resolve it.
